Due diligence:

Before proceeding to the signing of any contracts, your lawyer will perform the necessary due diligence on the property of interest.  This includes verifying that the person selling the property has the right to sell it and that there are no liens or encumbrances of any kind on the property that can negatively impact you as the buyer.  This could include taxes owed or opposition to ownership registered against the title.

Contracts:

Once the due diligence is completed, your lawyer will assist you with the contract, whether a conditional (promise) contract if buying pre-construction, or a final purchase contract if buying existing construction.  Your lawyer will explain the contract in light of Dominican law as well as local common practices, all in your spoken language.   Additionally, your lawyer can assist you in negotiating the particulars of the contract with the sellers.

Immigration:

Dominican law allows for a special residency for foreigners who invest over 200,000 US in real estate.  Your lawyer can assist you with this process if you plan to live here part-time or permanently.  There may be tax advantages to living in the DR more than six months of the year.  Ask your lawyer about the advantages for you.
